How Our Process Works
From selecting your service level to collecting your proceeds at closing — a transparent, step-by-step path to selling your Oregon home and saving thousands.
Quick Answer: How Does ByOwnerOregon Work?
ByOwnerOregon is a licensed Oregon real estate brokerage (RealtyNet LLC) that lists your home on the MLS for a one-time flat fee starting at $299 — instead of a traditional 2.5–3% listing commission. You choose your service level, complete the listing through our guided portal, and your broker submits to the appropriate Oregon MLS (RMLS, WVMLS, COAR, or Oregon Coast MLS). Your home then appears on Zillow, Realtor.com, Redfin, and 500+ sites. Zero compliance fees. Zero closing surcharges.
Choose the Right Service Level for You
We offer three tiers designed for different seller profiles. Flat Fee MLS gives you MLS entry and full website syndication — ideal if you're comfortable handling showings and negotiations on your own. Agent Assist adds professional coaching for pricing strategy, offer evaluation, and negotiation tactics. Discount Full Service provides hands-on broker representation from listing to close, at a fraction of the traditional commission.
Not sure which tier fits? Our pricing page includes a comparison table, and our team is happy to discuss your situation — no pressure, no sales pitch.
Complete Checkout & Access Your Portal
Payment is handled through our secure Stripe integration. Once confirmed, you immediately get access to your personal seller portal — a private dashboard where you'll manage every aspect of your listing.
No upfront commitment to a commission structure. No cancellation penalties. Your flat fee is your only cost to us, paid once.
Build Your Listing in the Seller Portal
Our guided intake form covers everything the MLS requires — property type, square footage, features, room descriptions, lot details, and more. The form adapts based on your property type and MLS region, so you only see fields that apply to your specific listing.
You can save your progress at any point and return later. Our system validates your data against MLS requirements before submission, so there are no rejected listings or back-and-forth corrections.
Upload Photos & Documents
Upload your listing photos directly through the portal with drag-and-drop support. You can reorder photos to control how they appear on listing sites. For certain property types, you'll also upload required documents like HOA disclosures or property surveys.
Great photos are the single biggest factor in generating buyer interest. We recommend a minimum of 15–20 high-quality photos for optimal results. Professional photography packages are available as an optional add-on.
We Review & Submit to the MLS
Our licensed broker reviews your completed listing for accuracy, MLS compliance, and completeness. We then submit to the appropriate Oregon MLS system — RMLS, WVMLS, Oregon Data Share, or Oregon Coast MLS — based on your property's location.
Typical turnaround: 1–2 business days from completed intake to MLS activation. Your listing then syndicates to Zillow, Realtor.com, Redfin, Homes.com, Movoto, and hundreds of other buyer-facing real estate websites within 24–48 hours.
Manage Showings, Receive Offers
Showing requests and buyer inquiries come directly to you. Track everything through your portal — schedule confirmations, buyer feedback, and offer status are all visible in one place. Agent Assist and Full Service clients receive hands-on support during this phase.
You can update your listing price, description, photos, and availability at any time through the portal. Changes are submitted to the MLS on the next business day.
Close the Sale & Keep Your Savings
Once you accept an offer, we provide all Oregon-required transaction documents and guide you through the closing timeline. Our transaction management tools help you track escrow milestones, deadlines, and closing costs.
Our average seller saves over $12,000 compared to paying a traditional 5–6% listing commission. Your net sheet in the portal shows exactly what you'll walk away with at closing.
Typical Timeline: Sign-Up to Sold
Every sale is different, but here's what most sellers experience.
Timeline depends on intake completion speed and market conditions. Many sellers go from sign-up to live listing in under a week.
Oregon-Specific Requirements & Industry Changes
Important information about selling a home in Oregon today.
What Oregon documents do I need to provide as a seller?
Oregon law requires sellers to complete a Seller Property Disclosure Statement. If your home was built before 1978, you must also provide a Lead-Based Paint Disclosure. Depending on your property type, you may need HOA documents, well/septic disclosures, or manufactured home title documentation. Our intake process covers all of these requirements.
What changed with the 2024 NAR settlement?
The settlement fundamentally changed how buyer agent compensation works. Previously, listing agents routinely offered a percentage-based cooperative commission to buyer agents through the MLS. Now, those compensation offers are negotiated separately. Sellers are no longer required to offer any specific buyer agent compensation, giving you full control over that cost. This change makes flat fee listing services more valuable than ever.
Is my listing legally identical to a traditionally-listed property?
Yes. Your property is entered into the MLS by a licensed Oregon broker, with the same data fields, photo quality standards, and syndication feeds as any other listing. Buyers, buyer agents, and listing sites have no way to distinguish a flat fee listing from a traditional one. The MLS does not display fee arrangements to consumers.
Do I need my own real estate attorney in Oregon?
Oregon does not require attorney involvement in residential real estate transactions, but we recommend consulting one for complex situations — unusual title issues, trust ownership, probate sales, or contested property boundaries. For straightforward residential sales, our standard Oregon transaction documents typically suffice.
